Changes that will impact the consumer:

  • Require surveyors to improve the communication between surveyor and client, so that all are aware of the needs prior to selecting a survey.   Consumers can make a more informed choice and caveats will become less of an issue.
  • The numerical system on the survey levels will be made more predominant to make it easier to understand, with minimum levels of service for each one making it easier to identify what type of survey is needed i.e. an older house, with the potential for defects, would require a higher level than a new build. 
  • The standard is mandatory and regulated so it will standardise services across the country, so all are at the same level. 
  • Another important area included is to use a surveyor with local knowledge of the area, depending on instruction, who would have specialised local knowledge such as areas prone to flooding or subsidence.
  • RICS will also use the consultation responses, to provide further consumer advice and documents to ease the house buying process.
